Planning to build a deck in your backyard? Add a family room?

Residential FASTRACK is a building permit service for certain types of home renovation projects in existing houses with one or two units. Previously, this service was available a half-day each week in Toronto's district offices. It is now available all day, every business day, at each of the four district offices. Our goal is to issue your permit while you wait. In certain circumstances, however, it may take up to 5 business days to complete the review.For commercial and industrial property owners, please see the Commercial Xpress page.

Residential FASTRACK projects include:
• first floor and basement additions, up to 50 square metres
• minor interior alterations (not including the creation of second suites)
• decks, verandahs and porches
• garages and carports
• accessory structures (such as gazebos and storage sheds)
• basement entrances, underpinning
• pool enclosures


Homeowners, or their contractors or agents, can submit their completed applications at the district office in the area of their renovation projects. Whenever possible, Toronto Building will issue a permit over-the-counter as the applicant waits.


What documents do you need?

• Completed application form• Full permit fee• Two copies of the following (to scale):- fully-dimensioned site plan- construction drawings of the proposed project• Tree Declaration• Time

Frame DeclarationNote: Documents must be prepared by either the homeowner or a "Designer" qualified under O.Reg. 305/03.

How much will the building permit cost?

The fee for the building permit will depend on the project.


What's the procedure?Once you've signed in, staff will review your application to determine whether yourbuilding permit can be processed via FASTRACK. If other approvals are required or your plans are incomplete, you will be advised on-the-spot.
